Our newly built house in rural alpine style is located off the main road, but still centrally in the quiet district of Milders in the rear Stubai at the junction to the Oberbergtal. Within walking distance everything you need for a perfect holiday in the immediate vicinity holiday accommodation. The Spar supermarket and the bus stop are only 100 m from the house, a ski rental and sports shop is located in the neighbouring house and guarantees best prices for our guests. In sight pasture lies the Stubai Health Lake with Grander water, a highlight in summer, in winter the "Sonnenbergbahn" practice ski lift attracts skiers and snowboarders here.

South-facing our 1 hectare meadow stretches about 200 m down to the wild Ruetzbach brook, in summer the green pasture for our small herd of Alpacas. Here, in our holiday flat in the basement, you can enjoy an unobstructed view of the mountains of the Stubai Valley - especially of our local mountain, the Elfer, but also of the to the firn fields of the Stubai Glacier with the 3507 m high
Zuckerhütl, the highest peak in the Stubai Alps.

In winter, the meadow is the direct access to the 60 km long valley cross-country ski trail and the idyllic winter hiking trail - it couldn't be shorter! So nothing stands in the way of an enjoyable tour along the gurgling torrent.

Our spacious flat VIERSTERNE with 75 m² for 2-4 people and its own entrance is furnished with great attention to detail and invites you to linger as soon as you enter the anteroom. A mix of rustic design and modern style, cosy wooden elements give the flat that certain something and thus ensure the perfect feel-good atmosphere. The entire flat is equipped with underfloor heating.

Living and dining area
A spacious, fully equipped kitchenette in the bright, open-plan living and dining area makes it easy to cater for yourself. After a cool day on the ski slopes in winter or after a fantastic summer mountain tour, the comfortable sitting area with couch is the perfect place to end the day with a good wine or cool beer. Free WLAN and 50" Smart-TV complete the offer. The two-seater pull-out couch also offers additional sleeping space for two more people.

Bedroom
The two spacious bedrooms, each with a comfortable double bed, are furnished with furniture made by carpenters. The Primatex slatted frames with hardness adjustment in the pelvic area and the 7-zone cold foam mattresses with towelling cover (suitable for allergy sufferers) ensure a relaxed sleep. Further equipment: large wardrobe with cupboard safe, coat rack, wall mirror, woollen blankets.

Shower/WC
Your feet will always stay cosy and warm in the two tasteful, modern bathrooms, each with a large washstand, heated towel rail, vanity mirror and plenty of storage space, as well as a walk-in shower. Hand and bath towels are also provided.

Terrace
A 26 m² furnished terrace with a unique view of the Stubai mountains and the south-facing pasture completes the absolute living comfort in the Stubaital. The beautiful old wood seating area invites you to linger, dream and enjoy.

Ski and storage room
The ski and storage room offers enough space for all your ski equipment, wet clothes, sports and hiking gear, but also the pram. Ski and snowboard racks, heated boot dryer, wardrobe and washbasin complete the equipment.

View
Animal casual - our fluffy alpacas can be watched quite comfortably from the window or the terrace. On the south side you have a view of our local mountain - the Elfer with its striking rock towers.

Parking spaces
Free parking is available directly in front of the flat.

In times like these ... To heat our house we use 100% ecological, self-processed firewood from our own forest.

  • Allergy-friendly, as no pets are allowed.
  • Children up to 2 years stay with us free of charge.
  • Free children's package (please specify when booking) - children's travel cot with children's bed linen, children's high chair, step stool for the bathroom, children's plates and children's cutlery.
  • Minimum stay: 7 nights (high season) and 4 nights (low season).
  • Check-In: from 14:00
  • Check-out: until 10:00 a.m.

Additional costs:

The following additional costs are not included in the price and will be paid on site upon arrival:

  • Final cleaning: 85 € per stay
  • Visitor's tax: 2,80€ / adult and night. Children up to 15 years free.

Cancellation policy:

Please note that we only accept cancellations in writing and we reserve the right to charge the following costs in case of cancellation:

  • up to 2 months before arrival: no cancellation fee,
  • up to 1 month before arrival: 40% of the total price will be charged
  • up to 1 week before arrival: 70% of the total price will be charged
  • in the week before arrival 90% of the total price will be charged
  • in case of no-show 100% of the total price will be charged.
